Builders Say that Details Make All the Difference

In this day and age, the competitive housing market is the buyer’s ultimate dream. With the vast array of numerous products available, developers are always eager to negotiate on price, upgrades, and almost anything they can see. Some builders say that what clinches a sale is the attention to extra details that create an inviting interior since the buyers are always in the driver’s seat.

Here are a few strategies from some top dogs:

Lexington Homes

Jeff Benach, a principal at Chicago-based Lexington Homes, says that it is now a new world. Before, the product was always important, but then it always competed with the location and the cost. But now, the living experience has come to the forefront for buyers and would-be buyers alike. They now have an unbelievably huge lot to choose from; this includes wanting a place to live in and not just an investment.

With the fact that there are less opportunities for a quick resale, and that an uncertain economy encourages its people to avoid expenses of frequent moves, owners are now projected to simply stay in houses around 11 years, up from five to seven in the recent past according to Benach.

Lexington Home’s Willow Place offers a community of 58 two, and three-bedroom townhouses in Wheeling with prices ranging from $349,900 to $399,900. The developer designed the interiors with feature that are more common in detached single family houses. And example of which is an eat-in kitchen and 19 by 5-foot balconies that are large enough for entertaining guests. Meanwhile, there are transoms over doors, and interior archways and windows that are 48 square feet. These are not the standards 30 feet, and these windows bring in more natural sun light inside.

And to top it all off, his townhouse also features 19-foot volume ceilings.

Lincoln Park

John Murphy, a partner in Chicago-based Ricker-Murphy Development LLC shares that on Lincoln Park 2520, the first ever residential high rise to be developed in Lincoln Park since the 1970’s seems to have everything given is location. Lincoln Park is located in a prozed community with a site that overlooks Lake Michigan; but this is not all since Ricker-Murphy has added extra touches to the venue’s 310 units that are priced from $750,000 for a one-bedroom to $15 million for a 9,000 square foot, 5-bedroom penthouse.

Murphy says that they are not just building condominiums, but rather, they are building homes.

As soon as the construction gets underway this fall, the developer will build standard features that might possibly be optional upgrades in other places. Every single unit in the venue will have hardwood floors stained to taste, extra wide 5 ½ -inch baseboards and crown molding with a dry wall reveal throughout; even in the bathrooms and the water closets. Thick wall will be punctuated by heavy solid core doors with raised panels.as for the kitchen, there will be custom made German cabinets that will be complimented by honed balsa tine stone countertops and as well as all luxury brand appliances. And in the master bedroom, French glass doors will lead to walk-out balconies that are enclosed by ornate wrought-iron fencing.
