Housing relief plan won't help all at risk
The sweeping plan of the Obama administration intends to stop the foreclosures from happening. It also expects to help out millions of Americans to save their homes from being auctioned by the sheriff. However, as the outlines of this plan are sifted throughout the lending system, it is very clear that there will still be millions more who will not be helped.There are more than ten million household who will be facing foreclosure in the coming four years – more expected if the overall job market still deteriorates. When such is the case, then the entire problem will just be too big to be answered by the measures which the Administration intends to implement. This simply means that even if you are eligible for the help, there is a good chance that you might be able to get it.
Loan Modification Decisions
Even though the government had pledged to standardize the entire process, the decision of modifying the loan in order to make it a whole lot more affordable will still be decided upon by the individual lenders themselves – along with the loan services as well as the investors. This simply means that if there are two homeowners in comparable situations that deal with the different services then they will both get two entirely different outcomes. There is a seventy five billion dollar target for such a program, and because of this there is a hole they need to cover – a seventy five billion dollar hole, to be exact. This was according to David Resler of the Nomura Securities International.
What Can One Expect?
This seventy five billion dollar plan was implemented in order to slow the foreclosures by making offerings of packages of financial incentives in order to prod the investors and the mortgage servicers to make more loan modifications. When there is another two hundred billion dollars in the offering, it will be used to provide even more capital to the mortgage leaders Fannie Mae and Freddie Mac. Additionally, it hopes to raise fifty billion dollars, which is the limit on the number of loans which these agencies attempt to acquire.
The mortgage services and the banks are now trying to gear up for this expected ambush of calls coming from the millions of homeowners who are very desperate. But until these plan details are therefore finalized on the 4th of March, it may be too soon to actually know what – and who – will be able to benefit from such a thing. The officials in charge, of course, acknowledge that it might not be big enough in order to help each person who is facing the problem of foreclosure. The funding actually represents around eight percent of the total one trillion US dollars for the residential mortgage losses.
